Structural & Permitting
Load-bearing wall removal, foundation repair, and full permit packages handled in-house with our engineer.

Fire, water, and storm damage rebuilds coordinated directly with your insurance adjuster.

Walkthrough & Bid
We assess the site, review your goals and budget, and return a itemized bid within five business days.

Design & Permit
Drawings, engineering, and permit filing — we track the approval and handle any plan-check corrections.

Build
A dedicated project lead runs the schedule and sends weekly photo updates so you always know what stage you're in.

Walkthrough & Close-out
Final inspection, punch list, and a binder of permits, warranties, and material specs for your records.

Full gut renovation with a load-bearing wall removed to open the kitchen into the dining room.

560 sq ft detached accessory dwelling, permitted and built on a tight urban infill lot.

Fifth Ave. Café Fit-Out
Shell-to-suite build-out for a 1,400 sq ft café, including grease-duct and hood installation.

Ferro & Vance was started in 2009 by two site supervisors who were tired of watching projects get sold by one company and built by another. We still keep it that way: the person who bids your job is the person who's accountable for it landing on budget.
